Yet the native farmers wanted to have a taste of the famed coffee beverage. The natives collect these Luwak's dropping coffee seeds; clean, roast and grind it to make coffee beverage. The fame of aromatic civet coffee spread from locals to Dutch plantation owners and soon become their favorites, yet because of its rarity and unusual process, the civet coffee was expensive even in colonial times.</span></div>

	Kopi is the Indonesian word for coffee. Luwak is a local name of the Asian palm civet in Sumatra. Palm civets are primarily frugivorous, feeding on berries and pulpy fruits such as from fig trees and palms. Civets also eat small vertebrates, insects, ripe fruits and seeds.</div>

	<span style="font-size:16px;">Early production began when beans were gathered in the wild from where a civet would defecate as a means to mark its territory. On farms, civets are either caged or allowed to roam within defined boundaries.[1] The capture and caging of wild civets has caused some concern within the coffee industry over witnessed accounts of animal cruelty, and there have been calls for production to become regulated to help consumers avoid contributing to unethical production methods.[5]</span></div>

Research by food scientist Massimo Marcone at the University of Guelph in Ontario, Canada showed that the civet's endogenous digestive secretions seep into the beans. These secretions carry proteolytic enzymes which break down the beans' proteins, yielding shorter peptides and more free amino acids. Since the flavor of coffee owes much to its proteins, there is a hypothesis that this shift in the numbers and kinds of proteins in beans after being swallowed by civets brings forth their unique flavor. The proteins are also involved in non-enzymatic Maillard browning reactions brought about later by roasting. Moreover, while inside a civet the beans begin to germinate by malting which also lowers their bitterness.</span></div>

It is a response to the decrease in civet population, caused by hunting for meat. Kopi luwak production involves a great deal of labor, whether farmed or wild-gathered. The small production quantity and the labor involved in production contribute to the coffee's high cost.[12] The high price of kopi luwak is another factor that drives the search for a way to produce kopi luwak in large quantities, lowering the cost.</span></div>

	<span style="font-size:16px;">The University of Florida has developed a way to recreate how nature produces Kopi Luwak without the involvement of any animals. This technology has been licensed to a Gainesville Florida firm, Coffee Primero, which now produces and distributes that product at a price competitive with ordinary quality coffees.[8][13]</span></div>

	&nbsp;</p>
<p>
	Let me begin by saying this upfront, I don't work for Apple, I don't own Apple Stock, and whether you buy an iPad, Xoom, a laptop or a pad of paper and pencil I don't get anything for writing this. I'm not an Apple "fanboy" although I can give credit where credit is due and lately Apple has deserved a lot of credit for some of their products.<br />
	<br />
	Physical Characteristics<br />
	The iPad 2 is absurdly thin. More importantly than it's thinness is its tapered edge which feels more natural in your hand. One of the biggest complaints about the original iPad was it really wasn't tremendously comfortable to hold for long periods at a time. For a tablet device designed to be held, that's a pretty big deal. Apple really has done an amazing job of cramming everything into an even smaller space than before and the difference is really noticeable when you're holding the device. In addition to the tapered edge, Apple managed to reduce the overall weight of the iPad 2. That might not seem like a huge deal to most, especially when you consider the weight difference isn't tremendous when you're already under 2 pounds, but I spend a good part of my day holding the iPad in my hands and the weight difference is surprising by the end of the day. The first generation isn't heavy by any means, but the iPad 2 outshines it.<br />
	<br />
	New and "Improved"<br />
	Apple doubled the RAM in the iPad 2 from 256MB to 512MB. What does that mean? For most casual users, probably not a whole lot. There is a performance bump that everyone will see the effects of in things like loading times for webpages that are open in the background, but 256MB was sufficient for most daily use and games. If you're planning to use your device for some of the more graphically intense games the iPad 2 does offer a better method of graphics processing that'll help deliver faster images with fewer jerky movements. If you're just playing Angry birds and reading e-mail you're not going to know the difference.<br />
	<br />
	The screen is the same for all real purposes. It is technically a "new" part in that it isn't identical to the old, it's a bit thinner and more efficient, but it's the same resolution. The Glass is thinner though, and this amounts to a fair bit of the weight loss from one generation to the next. In playing with the device it seems surprising but despite feeling lighter it actually feels more sturdy in your hands. I still wouldn't suggest dropping it, but if it were to fall the iPad 2 certainly feels like it might stand a better chance to survive. Try not to drop it though.<br />
	<br />
	The addition of 2 cameras was expected. Some were a bit surprised to see the first generation released without the cameras. Whether it was for a price point consideration, or a means to get people to upgrade, Apple held off until iPad 2. The cameras do a reasonable job, but they're not going to replace a dedicated digital camera, or really even the camera on your phone for most still images. The cameras do a substantially better job with video, and FaceTime is probably one of the best reasons to get the iPad 2 over the original iPad. For those who might not be familiar, FaceTime is Apple's face to face conferencing system, kind of like Skype, or if you'd rather, kind of like the Jetson's TV/Phone. With the push of a button you can be having a face to face chat with a loved one just about anywhere in the world (provided they're on a wireless network at the time). FaceTime doesn't work over 3G natively (it can be used over a wifi connection created by a 3G device however) so you're not going to be able to use it in your car anytime soon. This is probably a good thing though. It is incredibly easy to use and if you know other people with an iPad 2, iPhone 4, or Mac it's a lot of fun.<br />
	<br />
	Smart Covers aren't really "smart" but they're really very useful. Not only do they provide a stylistic enhancement of the device, but they serve a practical and functional purpose of doubling as a screen protector and stand in 2 configurations. You can find them in a variety of colors and from third market suppliers, and it's a safe bet that more will be out soon to capitalize on the magnetic sensors in the iPad 2. It's unfortunate that this same feature can't somehow be retrofitted to the iPad 1, I wouldn't have thought a case would be a compelling reason to consider a product over it's competitor, but these covers are really so useful it's hard to understand why they've not been there since the beginning.<br />
	<br />
	Multitasking Support<br />
	One of the biggest knocks against the iPad when first released was the lack of native multi-tasking support. Jailbreakers added the feature quickly and Apple soon realized it would be a requirement for any future device's success and released an OS update that included the feature. The iPad 2 capitalizes on that progress and takes it a step further with the increased RAM enabling more open applications to be suspended at once, and the time to open or close an application has improved as well. That said, even the first generation managed to open and close apps faster than most people would be used to on their computers, so while this is an improvement it's more akin to showing off.<br />
	<br />
	Apps<br />
	One thing that Apple has clearly the advantage in for the moment is app availability. The App store has close to 70,000 iPad specific Apps, all of which will work on the iPad 2. The new cameras will undoubtedly see this list expand rapidly, as will the inclusion of a gyroscope for gaming and motion based uses. There are also a substantial number of professional applications ranging from document creation to photo editing and vector drawing. Chances are if you can dream it, there's an App for that (and if not you might want to get started on one to fill in the gap). The Android market is making a strong showing, and ultimately it'll likely be a strong competitor, for now it still has a ways to go, but any potential buyer should consider the strength of the application market before buying a tablet.<br />
	<br />
	Pros:<br />
	Weight. Seriously. The minimal weight of this thing is by far the most impressive feature about it in my opinion. It seems to defy physics and logic that so much could be in such a small space working that hard for that long.<br />
	<br />
	Battery Life. From full to dead my iPad 2 went just over 11 hours with the movie Robin Hood showing twice during that time, the screen at half brightness, wifi turned on, an Angry Birds marathon and a good portion of a book in ibook. That's better than a work day and that's constantly on.<br />
	<br />
	Books. This is definitely a Pro, but reading itself could go either way. The great benefit to the iPad is having access to Google Books, ibook, Nook, and Kindle. This allows for some comparison shopping and price competition (although for the most part they're all usually about the same). Reading in the evenings in bed is great as the back light means you don't have to worry about keeping others awake, but the glass screen causes some glare trouble when trying to read outside or near a sunny window. If you're an avid outdoor reader the Kindle might still be your best bet.<br />
	<br />
	Cons:<br />
	Still no dedicated USB support. While there is a camera add-on that allows for certain USB devices to be used there is no option for mass storage. Some of the Android Tablets allow for this and if you find yourself wanting to use your tablet as a standalone storage device this might be something to consider. The device can read from certain flash drives though, but is largely limited to photo and video files. Jailbreaks offer solutions to this, but those come with their own issues as well.<br />
	<br />
	Still no dedicated SD card slot. This is troublesome on two fronts. First, if you want to import pictures from your camera you have to have an adapter which is just one more thing to carry around. Second, the lack of expansion means you're limited to what you purchase in terms of storage. I purchased a 32GB iPad last time and never filled it up completely, so for me capacity wasn't an issue. If you want to be able to have your entire movie collection with you though... you may want to consider whether the iPad 2 can meet your space requirements.<br />
	<br />
	HDMI output. Really this is a Pro and a Con. The iPad does allow for HD output over HDMI but again it requires an adapter. All of these adapters are additional purchases for features that some tablets offer built in. This can be a pain, but then again if you're not likely to ever use HDMI Output then you're not paying for something you won't use.<br />
	<br />
	No Flash Support. This is becoming less and less of an issue as the internet and web developers are moving away from Flash for many websites, but there are a lot still out there relying on Adobe's Flash to run properly (including a lot of web based games). Before you pick a tablet consider what kind of websites you frequent and try and determine if they are Flash driven or not. If they are you may really want to consider something from the Android offerings as it is expected that they'll have at least some Flash support.<br />
	<br />
	<br />
	If you're in the market for a tablet device the iPad 2 should definitely be on your short list. If you're uncertain it is always best to go and play with these things hands on first if you can. Best Buy is a good place for that, so are Verizon Stores since they have the Xoom and 3G iPad. Don't get pulled into the hype and mania that comes with an Apple release. They're exciting and new, and they're impressive enough to warrant some excitement, but it will die down and there will be other products that prove a strong competitor to the iPad 2. If you're looking for right now though, this is probably your best bet. I gave the device 4 stars, as I did the iPad 1. I did this in contemplation of the features offered by competitors that are absent from the iPad, most notably the requirement for adapters for USB/SD/HDMI. While these features are there, they aren't as convenient as in other tablets. With that in mind I firmly believe that the iPad more than makes up for this in usability, reliability, and design and in those areas far exceeds its current competitors.</p>

Obviously, they’re much more portable than most traditional laptops, but even more, they’ve evolved tremendously to offer an experience that’s adaptive to our ever-growing needs. Although they share many physical characteristics with their designs, both the <u>Apple iPad 2</u> and <u>Samsung Galaxy Tab 10.1</u> are seemingly regarded as the cream of the crop in the tablet market right now. Surprisingly priced evenly at the starting cost of $500, the ultimate question comes down to which one is the better of the two.<br />
	<br />
	<br />
	<strong>Design:</strong><br />
	<br />
	By now, we all know the story behind these two razor thin tablets, though, it’s worth noting that the Samsung Galaxy Tab 10.1 takes the crown as being the thinnest and lightest tablet. To the eye, the two look almost alike in terms of thickness, but it’s only by a hairline that the Galaxy Tab 10.1 edges out the iPad 2. Still, we actually prefer the more refined and polished construction of the iPad 2 versus the plasticy nature of the Galaxy Tab 10.1. True, there’s nothing too polarizing with their straightforward designs, but the premium nature of the iPad 2 undoubtedly makes it the more highly prized of the two – especially when they sport the same price point. The plastic helps the Tab 10.1 to be lighter though.<br />
	<br />
	Again, we find yet another similarity between the two tablets since they sport the best-looking <strong>displays </strong>we’ve seen grace tablets thus far. On one hand the Galaxy Tab 10.1’s PLS-LCD display sizes up at 10.1” with a resolution of 1280 x 800 pixels, whereas the iPad 2 comes in with a 9.7” IPS display and 1024 x 768 resolution. Honestly, they both exhibit a lot of detail, luminance, and vivid color production to wow anyone from afar, but after meticulously looking at both, the iPad 2 has a more natural looking color production. In fact, there is a slight blue tinge with the Galaxy Tab 10.1’s display with the color white – while at extreme angles, the color black turns to a subtle grey color.</p>

	Both the dedicated <strong>power buttons </strong>and <strong>volume rockers </strong>on the two tablets are distinguishable to the touch, while offering a sensible amount of feedback when pressed, but the iPad 2’s buttons jut out just a tiny bit more. In terms of other <strong>ports</strong>, they both flaunt proprietary data/charging connectors and 3.5mm headset jacks. The iPad 2 has a <strong>single speaker </strong>located on the back corner of the tablet, while the Galaxy Tab 10.1 offers stereo support with its <strong>left and right speakers</strong>.</p>

	<strong>Interface and Functionality:</strong><br />

	Considering that dual-core processors are all the rage nowadays, it’s not surprising to find them on these two premier tablets – a 1GHz NVIDIA Tegra 2 CPU with the Galaxy Tab 10.1 and 1GHz Apple A5 processor on the iPad 2. Needless to say, they’re more than equipped to handle the rigorous demands of their respective tablet platforms. With most basic operations like opening up apps and maneuvering between their homescreens, they’re effortlessly accomplished with barely any pause with their operation. However, it’s quite evident that the iPad 2 is more gracious with its movement since everything has this wickedly smooth feel to it. Interestingly enough, there is some evidence of slowdown when navigating across the homescreen of the Galaxy Tab 10.1 in portrait – though, it’s probably related to Honeycomb’s programming.<br />
	<br />
	Ultimately, the biggest differentiator between the two is the tablet experience they have to offer. We’ve visited this before and it’s more of the same between the two as iOS on the iPad 2 is by far the easier and straightforward platform with its simplistic nature. Oppositely, there is a sprinkling of complexity attached to Android 3.1 Honeycomb on the Samsung Galaxy Tab 10.1, but it undoubtedly offers a ton more appreciable personalization with its live wallpapers and widget offerings. Moreover, Honeycomb better implements multi-tasking and notifications, which is still something not as clearly defined with the current available iOS experience.</p>

	There is nothing out of the ordinary with these Wi-Fi only models, especially when they retain a solid connection to our local Wi-Fi hotspot. Furthermore, they both sport the same set of connectivity options like Bluetooth 2.1 with EDR, aGPS, and their proprietary dock connection ports. As we know, the iPad 2 is available in 3G form with AT&amp;T and Verizon in the US, but the Galaxy Tab 10.1 will more than likely have the cutting edge when we see the LTE version arrive for Big Red.</p>
<p>
	<strong>Camera:</strong><br />
	<br />
	The Samsung Galaxy Tab 10.1 is the superior one when it comes to <strong>snapping photos</strong>. Blatantly, its 3.2-megapixel auto-focus camera produces images that are filled with better detail and color production. Looking at the same shots, you can clearly see that the iPad 2’s results are filled with soft details and washed out looking colors – making it look rather muddy and hazy overall. With macro shots, it’s obvious that images taken by the Galaxy Tab 10.1 are sharper looking. Additionally, there’s a noticeable amount of digital noise evident with the iPad 2’s shots in low lighting, which is something less prominent with the Galaxy Tab 10.1.</p>

	At the same time, <strong>720p video recording </strong>with the Galaxy Tab 10.1 is considerably superior again versus the iPad 2’s production – and it’s like night and day between the two! Granted that they both shoot at the rate of 29 frames per second, we notice that there is a slight jerkiness to the Galaxy Tab 10.1’s video, but it’s nothing too detracting from its overall good quality.<br />

	Sadly, there isn’t any headway with the <strong>music player </strong>on the iPad 2 seeing that it carries over the same one that we saw with its predecessor. Naturally, it’s more than functional in playing some tunes, but it’s obviously lacking that polarizing presentation that’s found with Cover Flow on the iPhone. However, the music player on the Galaxy Tab 10.1 is tastefully full of eye-catching visuals – especially with its 3D like carousel interface. Packing on left and right speakers, the Galaxy Tab 10.1’s output is rather neutral in tone, and it’s surprising to find the single speaker of the iPad 2 outputting deeper bass tones.</p>

	Unfortunately, neither offer any dedicated HDMI-out ports to easily share content with the big screen. Oppositely, the only sharing function that you can execute with the iPad 2 is sending photos via email – that’s all!<br />

	Although both tablets are available in 16GB and 32GB varieties, it’s only the iPad 2 that pushes it up one notch by offering a 64GB version. Happily, we’re still more than content to see pricing on the same level with both tablets – even though we have seen others priced below the $500 mark.<br />
	<br />
	<br />
	<strong>Software:</strong><br />
	<br />
	On the surface, the <strong>YouTube apps </strong>on both tablets might have the same layout with its presentation, but we slightly lean towards the Galaxy Tab 10.1 on this one since there is more control given to the user. Specifically, you have the ability to choose either low or high quality with the Wi-Fi Galaxy Tab 10.1, but with the iPad 2, you can only get low quality if you’re streaming over a 3G connection – with high quality enabled all the time with Wi-Fi connections. Furthermore, the YouTube app on the Galaxy Tab 10.1 packages in the usual variety of sharing functions that we come to expect out of Android.<br />
	<br />
	Being a Google powered platform and all, there’s no denying that the <strong>Google Maps </strong>experience with the Samsung Galaxy Tab 10.1 is going to be drastically better than the iPad 2. First and foremost, you get free voice guided turn-by-turn directions with Google Maps Navigation on the Android tablet. Secondly, it provides integration with some of Google’s other services – like Google Talk, Latitude, and Buzz. And finally, 3D map view with select cities just about rounds out the depth of features found with the Galaxy Tab 10.1. As for the iPad 2, it only delivers the most basic functions with Google Maps – such as getting directions, enabling satellite view, and getting street view.<br />
	<br />
	Primarily because it had a head start, there are more <strong>tablet-optimized third party apps </strong>found with iOS on the Apple iPad 2 versus the Honeycomb powered Galaxy Tab 10.1. Despite being approximately 3 months old at this point, we still find a lack of venerable third party Honeycomb apps in the Android Market.</p>

	<strong>Performance:</strong></p>

				If there’s one thing we utterly adore about the two, it has to be the fact that they offer a solid one day’s worth of normal usage – without the worry of having to recharge at any point during the day. On that note, having spent quite some time with both tablets, it seems that in our experience that the iPad 2 has an edge over its rival, but nevertheless, they still offer tolerable levels over the existing crop. Once fully charged in the morning, we didn’t have the need to plug it up even before getting some sleep at the end of the night.</td>

However, Android 3.1 Honeycomb on the Galaxy Tab 10.1 offers a higher degree of personalization, better implementation of notifications, and an integrated experience that’s barely contested by the iPad 2. Additionally, Samsung’s tablet is the go-to device if you’re intimately interested in shooting photos and videos. In the end, it’s truly the platform experience that vastly separates the two, but no matter which way you dissect it, both are undoubtedly regarded as being the top contenders in this ever-growing tablet space right now.<br />

	<font color="#9950B2"><strong>Understanding the credit information</strong></font></p>
<p>
	Find out what information is being collected by the Credit Bureau, who supplies these information and the Act governing its confidentiality.<br />
	<br />
	1. <font color="#9950B2"><strong><span class="ico_Txt1">Central Credit Reference Information System (CCRIS)</span></strong></font><br />
	The information reported to the Credit Bureau is housed in a computerised database system known as the Central Credit Reference Information System (CCRIS). At present, the database system contains credit information on about 9 million borrowers in Malaysia.<br />
	<br />
	CCRIS automatically processes the credit data received from the financial institutions and synthesises the information into credit reports, which can be made available to the financial institutions upon request.<br />
	<br />
	2. <font color="#9950B2"><strong><span class="ico_Txt1">Credit Information Held by the Credit Bureau</span></strong></font></p>
<p>
	The Credit Bureau of Bank Negara Malaysia collects only credit information on individuals, businesses (sole proprietors and partnerships), companies, and even Government entities borrowers. The credit information collected by the Credit Bureau is sourced by the participating financial institutions in Malaysia. These financial institutions include all licensed commercial banks, Islamic banks, investment banks and several other financial institutions. In addition, reference information on the particulars of borrowers is sourced from the National Registration Department (Jabatan Pendaftaran Negara) and the Companies Commission of Malaysia (Suruhanjaya Syarikat Malaysia ) for purposes of verification against the particulars provided by the financial institutions. The data is updated by the data providers on a regular basis.<br />
	<br />
	For each and every borrower, the financial institutions are required to report to the Credit Bureau the following types of data:</p>
<ul>
	<li>
		Personal particulars of borrower such as name, identification number, address, etc</li>
	<li>
		Credit facility account details such as type of credit facilities, credit limit, outstanding balance, conduct of account and legal action status, if any.</li>
</ul>
<p>
	3. <font color="#9950B2"><strong><span class="ico_Txt1">Confidentiality of Information</span></strong></font></p>
<p class="stdTxt">
	One of the greatest challenges to Bank Negara Malaysia in providing credit bureau services to the financial institutions is the need to ensure and maintain the confidentiality of information on borrowers while promoting a strong credit culture. Towards this end the Credit Bureau adopts stringent procedures that are guided by legal provisions in the Central Bank of Malaysia Act 1958, the Banking and Financial Institutions Act 1989 (BAFIA) and the Islamic Banking Act 1983 (IBA).<br />
	<br />
	The legal provisions basically set limitations governing access to the information and imposes severe penalties to deter unauthorised access, abuse or misuse of the information. In this regard, authorised access is limited to the purpose of credit evaluation. D isclosure to third parties is strictly prohibited. The credit information provided by the Credit Bureau to a financial institution is classified and confidential. As such, the financial institution is required to observe the banking secrecy provisions in the BAFIA and the IBA. These laws prohibit the financial institutions from divulging the affairs of their borrowers except in legally permitted circumstances such as in the course of any court proceedings between the borrower and the financial institution or when the disclosure is authorised under any Federal law.<br />
	<br />
	In line with the law, the Credit Bureau can only furnish personal credit information to a financial institution for the purpose of assisting the financial institution to evaluate a credit facility application or for a periodical credit review if the person is an existing borrower. The financial institutions are not allowed to access credit information for purposes other than evaluating credit facility application or credit review. For example, financial institutions cannot use the credit report to market their financial products or services.<br />
	<br />
	The usage of credit reports in the financial institutions is strictly regulated by guidelines issued to the institutions by Bank Negara Malaysia . In addition, information security is protected by the use of smart card and other secured technologies. To deter access for unauthorised uses, the CCRIS database keeps a record of all requests for credit reports from the financial institutions, detailing which financial institution and its officer whom has accessed to the database as well as the time of access. This would allow the Credit Bureau and the internal auditors of the financial institutions to see know who has sought information on any particular borrower at any particular time.</p>
<p class="stdTxt">
	4. <font color="#9950B2"><strong><span class="ico_Txt1">Accuracy of Credit Information</span></strong></font></p>
<p class="stdTxt">
	It is important for the information on credit stored by the Credit Bureau to be accurate. While the Credit Bureau is dependant on financial institutions to provide correct information, it accepts the duty to take all possible measures to ensure this. Quality control checks are built in at every stage of the Credit Bureau's operation, from the collection of data, through data capture, loading into the CCRIS database and during its use. The accuracy of credit information is also dependant on correct information supplied by the financial institutions as well as a timely update of credit information by the financial institutions.<br />
	<br />
	Critical particulars like MyKad and name supplied by the financial institutions are compared and verified against the official records of the National Registration Department and the Companies Commission of Malaysia. Any anomalies and inconsistencies would be raised to the financial institutions and the authorities concerned. Credit information provided by the financial institutions is a copy of their own records. When submitted to the CCRIS database, the information is subjected to data integrity tests to seek out inconsistencies or errors. The financial institutions are required to rectify the inconsistencies and errors within two weeks.</p>

	The Malaysia Government has proposed to reimpose 5% real property gains tax (RPGT) for gains arising from property disposal with effective Jan 1 2010, on property sold within five years of the date of purchase. The RPGT for the first year is 5% and is the same for the second, third, fourth and fifth year. Meanwhile, the Government has provided exemption for following:-</p>
<p>
	1. Disposal of a residential property once in a lifetime.</p>
<p>
	2. Transfer as gifts between parent and child, husband and wife, grandparent and grandchild; (No exemption for transfer between sibling) and</p>
<p>
	3. Exemption of RM10,000 or 10% of the chargeable gain, whichever is greater, for each disposal of a property by an individual.</p>
<p>
	Example to illustrate calculation of Real Property Gains Tax (RPGT) payable: Mr.X purchased a property on year 2006 at RM100,000.00 and sold after or on Jan 1 2010 at RM200,000.00 (within five years of the date of purchase). He made RM100,000.00 from the transaction and the gains are subject to 5% RPGT.</p>
<p>
	RPGT Calculation:</p>
<p>
	RM100,000 (Property Gains) – RM10,000 (Waived Exemption) = RM90,000 (Taxable Gains)</p>
<p>
	RM90,000 (Taxable Gains) x 5% (RPGT Rate) = RM4500 (RPGT Chargeable)</p>
<p>
	The RPGT will be restored on January 2010 before its suspension in April 2007 with the tax rate as mentioned above.</p>
<p>
	<strong>Basis Of Taxation</strong></p>
<p>
	The chargeable gains arising from the disposal of any land situated in Malaysia and any interest, option or other right in or over such land or the disposal of shares in a ‘real property company’ is subject to Real Property Gains Tax.</p>
<p>
	<strong>Disposer’s Responsibilities</strong></p>
<p>
	The disposer of a real property has to submit the following within 30 days from the date of disposal of the asset:</p>
<p>
	1. Completed Form CKHT 1;</p>
<p>
	2. Copies of stamped Sale and Purchase Agreement or Form 14A (memorandum of transfer) to prove the acquisition and disposal of the asset;</p>
<p>
	3. Copy of grant/title deed (if any);</p>
<p>
	4. Copies of bills and receipts for expenses claimed. (in case of companies or non-citizen and non-permanent resident individuals, details not required if asset is disposed in the sixth or subsequent year from the date of acquisition).</p>
<p>
	<strong>Acquirer’s Responsibilities</strong></p>
<p>
	An acquirer has to submit the following within 30 days from the date of disposal of the asset:</p>
<p>
	1. Completed CKHT 2 forms;</p>
<p>
	2. Copy of stamped Sale and Purchase Agreement or Form 14A (memorandum of transfer) to prove the acquisition;</p>
<p>
	3. Copy of grant/title deed (if any).</p>
<p>
	Acquirer (or his solicitor) is also required to retain the whole of the consideration monies or a sum not exceeding five percent (5%) of the total value of the consideration whichever is the lower, until he receives clearance (Form CKHT 4 or CKHT 5) from the Inland Revenue Board.</p>
<p>
	<strong>Exemptions Available For Real Property Gains Tax (RPGT)</strong></p>
<p>
	(i) A gain arising on disposal prior to 7 November 1975, the date of coming into force of the RPGT Act 1976.</p>
<p>
	(ii) An amount of RM5,000 or 10% of the chargeable gain, whichever is greater, for each disposal of a property by an individual.</p>
<p>
	(iii) A gain accruing to the Government, a State Government or a local authority.</p>
<p>
	(iv) A once in a lifetime exemption on a gain accruing to an individual who is a citizen or a permanent resident or to a husband and wife in respect of the disposal of two private residence (each for husband and wife as amended in Budget 2005).</p>
<p>
	(v) A gain equal to to the amount of estate duty payable where the disposer is compelled to dispose the property in order to pay the estate duty.</p>
<p>
	<strong>A No Loss And No Gain Situation</strong></p>
<p>
	Applicable only to companies (as defined in the RPGT Act 1976) for the following situations:-</p>
<p>
	(i) Transfer of asset between companies in the same group to bring about greater efficiency in operation for a consideration consisting of not less than 75% syer in the transferee company and the balance of a money payment.</p>
<p>
	(ii) Transfer of asset between any companies for any consideration in any scheme of reorganisation, reconstruction or amalgamation whereby the transferee company is being restructured to implement any such scheme in compliance with Government policy on capital participation in industry.</p>
<p>
	(iii) Distribution of asset by a liquidator of a company and the liquidation of the company was made under a scheme of reorganisation, reconstruction or amalgamation whereby the transferee company is being restructured to implement any such scheme in compliance with Government policy on capital participation in industry.</p>
<p>
	<strong>Several Transactions Where Disposal Price Is Deemed Equal To Acquisition Price:</strong></p>
<p>
	(i)&nbsp;&nbsp;&nbsp;&nbsp;Transfer of assets between spouses.</p>
<p>
	(ii) Gifts made to the Government, State Government, local authority or a charity exempt from income tax.</p>
<p>
	(iii) Disposal of an asset as a result of a compulsory acquisition under any law.</p>
<p>
	(iv) Disposal of an asset by a person to an Islamic Bank under a scheme where that person is financed by such bank in accordance with the Syariah.</p>

Put another way, if your mortgage rate is 8 percent, putting money into a savings account only make sense if you can find a no-risk savings account which pays more than 8 percent after tax!<br />

	Even boosting your repayments by the equivalent of $50 per month may save you thousands of dollars’ interest, and let you become mortgage free few years earlier. 	<span style="color:#000000;">While a long-term focus of paying off the debt quickly will save you money, there are some occasions when using the flexibility and relatively low interest charges of a mortgage to fund something other than a home is worthwhile. For example, if you don’t have the cash to replace a home appliance, using your mortgage to do it will be better than paying a credit card interest rate of 19 percent or a hire purchase rate even higher.<br />
	<br />
	This option is best kept for necessities. Borrowing against your mortgage to pay for luxuries like a boat or an overseas holiday will just make the cost of those things far higher. Whenever you are considering using your mortgage like this, check the fees and interest rates to work out the real cost.<br />
	<br />
	<u><b>Consolidating other debts into your mortgage</b></u><br />
	<br />
	If you have a number of loans that charge high interest rates – a car loan at effective rate of 9 percent, perhaps, or credit card debt at 18 percent – then paying off these loans by increasing the amount of your mortgage is worth considering. You could save money because mortgage interest rates are lower. To make this work properly, you’ll need to increase your mortgage repayments to keep the date you will pay off your mortgage the same. Preferably, you will make your repayments the same as the total repayments that you were making on all your loans.<br />
	<br />
	<b><u>Restructuring or switching Banks</u></b><br />
	<br />
	Sometimes, changing the structure of your mortgage could save you money. You might switch some or all of your loan from a floating rate to a cheaper fixed rate, for example, or you might take your mortgage to another lender altogether.<br />

	You’ll need to look at the costs and the possible savings carefully. Your existing lender, another lender, or a mortgage broker could help. It does have the potential to reduce the amount of interest you pay, but the catch is that mortgage reduction agencies often charge $3,000 or $4,000 in fees. You can set up a similar mortgage yourself at most of the big banks and some smaller lenders, or through a broker, for much lower fees.<br />
	<br />
	<u><b>Repayment holidays</b></u><br />
	<br />
	Some mortgages allow you to take a "loan repayment holiday" for up to three months or longer. You don't pay anything during this period. But interest is still being charged to your mortgage. This means that unless you lift repayments after the holiday, the mortgage term is being pushed out and you'll pay more in interest overall. Repayment holidays are best used only as a last resort.<br />
	<br />
	<u><b>What to do if you can't manage</b></u><br />
	<br />
	If you’re having trouble making ends meet, the first thing is to put together a budget to see where your money is going. 	If you think you’ll miss a mortgage payment, get in touch with the lender quickly. They can tell you what the options are. Perhaps you might just pay the interest on the loan for a few months until you’ve got your finances back on track.<br />
	<br />
	If you’ve borrowed too much and the value of the property has fallen, you may find that you have “negative equity”, where the money you owe is more than the home is worth.<br />
	<br />
	If there is no way you can keep the mortgage going or you walk away from it, the lender may take the home to a “mortgagee sale” to recover their money.<br />
	<br />
	Any money left over from the sale after all the costs are paid will be paid to you. If there’s not enough money to repay the mortgage, the lender may take action to get the rest of the money from you. The bank may be able to claim any money you hold in other accounts if you are behind in payments on the mortgage – it depends on the wording in the documents. The lender usually can (and probably will) also pursue any guarantor for the loan.<br />
	<br />
	<br />
	<u><b>Free at last</b></u><br />
	<br />
	When you've paid off your home loan, it's fair enough to celebrate. But keep up the habit of setting money aside on a regular basis - ideally, at least the same amount as you were paying to the mortgage - to save for your retirement.<br />
	<br />
	If someone guaranteed your loan, then make sure that the guarantee is cancelled when the loan is paid off.<br />
	<br />
	And while you no longer owe anything on your mortgage, don't "discharge" it - that is, don't get rid of the legal security which the lender has over your home. If you ever want to borrow money in the future, you won't have to pay to set up the legal documents again if they're still in place. 					<br />
					But in the real world, the first thing you need to determine is what rates do you qualify for and what are the other factors like property value and your income.&nbsp;<br />
					<br />
					When you refinance home loans is common to roll the additional costs and fees back into the mortgage so there are no "out of pocket" costs. But this allows the Bank or other mortgage holder to charge you interest on these fees. At the current low interest rates and if you choose a short time period for your mortgage the additional interest will be relatively small.<br />
					<br />
					But even at these low rates, if you have a 30 year mortgage, interest will end up doubling the amount of fees over the 30 year life of the loan.&nbsp;<br />
					<br />
					Case Study:&nbsp;<br />
					<br />
					Let's assume you took a 30 year, $115,000 First mortgage on an apartment 5 years ago. The interest rate at the time was 7.5% and your principal and interest payment was $765.10 per month.<br />
					<br />
					(If $765.10 sounds low to you, remember your "actual payment" to your loan may only $116, the balance are go to bank's pocket as interest charged)<br />
					<br />
					After paying $765.10 per month or $9181.20 per year for 5 years you have spent a total of $45,906. Plus, you still owe about $108,000 on your $115,000 mortgage and you still have 25 more years to go!&nbsp;<br />
					<br />
					Obviously, not much of your payment goes toward principal the first few years of a 30 year mortgage! So the sooner you can get out from under the better.<br />
					<br />
					Now that interest rates have fallen to around 5% you are considering refinancing. Let's assume legal fee and additional fees and expenses will be about $3,000. This means you will have to "borrow" $111,000. to pay off your $108,000. loan (or come up with the $3,000.) from savings.<br />
					<br />
					If you decide to refinance the additional costs for another 30 years... your loan amount would be $111,000. and you would be almost back to where you started 5 years ago... but your payment would drop to $595.87 for a monthly savings of $169.23<br />
					<br />
					Now although it would be nice to have an additional $169.23 to spend each month, the question is what will you do with the money? Go out to eat more, buy more gadgets? Invest it in your retirement fund? Or just "spend it"?<br />
					<br />
					If you just "spend it"... it isn't really helping you get ahead and you are now in debt to the bank for an additional 5 years. Not a good prospect...!<br />
					<br />
					So what if we set the mortgage term to 25 years so at least we aren't moving backwards. In that case, your payment would be $648.89 saving you $116.21 per month. So for an additional $53.02 per month you knocked 5 years off your mortgage!&nbsp;<br />
					<br />
					Personally, This is a slightly better solution. At least you aren't pushing your retirement out an additional 5 years while you continue paying your mortgage.<br />
					<br />
					Remember, the original question was... Is it worth it to refinance and pay the additional $3000. or just keep paying on the existing mortgage?<br />
					<br />
					Keep in mind, as soon as you sign the papers the equity you have in your house drops by $3000! Assuming you chose the 25 year mortgage (with the $116.21/mo savings) it will take you 25.8 months to break even ($3000/$116.21) because at that point you will have saved the $3000. it cost you to refinance. Any time in the house after that is gravy.<br />
					<br />
					So if you intend to stay in your house 3 or more years it would pay for you to refinance.<br />
					<br />
					But wait what if you took it one step further? What if you kept your payment the same as you are paying now and reduced the term of your mortgage as far as possible? A $111,000 mortgage at 5% with a payment of about $765 would require a term of 223 months or about 18.5 years.&nbsp;<br />
					<br />
					Assuming you could get an 18.5 year mortgage and you intended to stay in your house that long, this would be an excellent move! You have drastically reduced the amount of money you will pay the bank over the life of the mortgage and you are free and clear 6.5 years earlier!<br />
					<br />
					Even if you have to move sooner, your equity will be building faster so you will be able to take more money with you when you sell.<br />
					<br />
					Unfortunately, lenders do not usually let you choose an odd term length like 18.5 years , so you would have to choose either a 20 year term with a payment of $732.55 which would still save you about $30/month but also knock 5 years off your loan (and build equity somewhat faster).<br />
					<br />
					Or you could choose a 15 year term with a payment of $877.78 which would actually cost you about $110/month more than what you are currently paying but would knock a full 10 years off your mortgage. If your income has risen since you got your initial mortgage and you could swing it... it would be money well spent.&nbsp;<br />
					<br />
					For those with higher incomes who have difficulty saving, this is a great idea because it actually forces you to save a little bit more each month and once you get used to it, you won't even miss the money.&nbsp;<br />
					<br />
					Another idea is to see if you can remove the mortgage insurance off your mortgage. On this loan, the mortgage insurance might add an additional $100/month to the loan (for the first 10 years), so you would still have to pay it for 5 more years.<br />
					<br />
					But...<br />
					<br />
					if you have made improvements or renovation to the house... or property values have increased dramatically in your neighborhood... you might be able to get the new loan without the mortgage insurance. If you can, you will save an additional $100/month! With that savings you can move to the 15 year mortgage without mortgage insurance for the same amount that you are currently paying for a 30 year mortgage with mortgage insurance. Not bad eh? Whack 15 years off your mortgage just like that!<br />
					<br />
					Another way to reduce the monthly payment is to...reduce the amount you borrow. If you could come up with the additional $3000 in closing costs from savings, your monthly payment on a 15 year mortgage would drop from $877.78 to $854.06 ... or only about $89. per month more than what you are currently paying.<br />
					<br />
					Is it worth $89/month to knock another 5 years off your mortgage?<br />
					<br />
					That depends on your personal circumstances! If your budget is already stretched to the limit, or it will put you at risk if you lose your job, NO.<br />
					<br />
					But if you can find a way to come up with $3.00 per day (perhaps by giving up cigarettes, or skipping a trip to the vending machine or to McDonalds) it will save you thousands over the life of your mortgage!</font></span></p>

Whack 15 years off your mortgage just like that!<br />

If you could come up with the additional $3000 in closing costs from savings, your monthly payment on a 15 year mortgage would drop from $877.78 to $854.06 ... or only about $89. per month more than what you are currently paying.<br />

					Is it worth $89/month to knock another 5 years off your mortgage?<br />

					That depends on your personal circumstances! If your budget is already stretched to the limit, or it will put you at risk if you lose your job, NO.<br />

					But if you can find a way to come up with $3.00 per day (perhaps by giving up cigarettes, or skipping a trip to the vending machine or to McDonalds) it will save you thousands over the life of your mortgage!</font></span></p>

The 'rule of thumb' supplied by banks is that if you can reduce your interest rate by 1% it is usually profitable.<br />

					But there is more to it than that. Like how long are you planning on staying in the house? If there were no fees or costs involved that wouldn't be a consideration.<br />
					<br />
					But in the real world, the first thing you need to determine is what rates do you qualify for and what are the other factors like property value and your income.&nbsp;<br />
					<br />
					When you refinance home loans is common to roll the additional costs and fees back into the mortgage so there are no "out of pocket" costs. But this allows the Bank or other mortgage holder to charge you interest on these fees. At the current low interest rates and if you choose a short time period for your mortgage the additional interest will be relatively small.<br />
					<br />
					But even at these low rates, if you have a 30 year mortgage, interest will end up doubling the amount of fees over the 30 year life of the loan.&nbsp;<br />
					<br />
					Case Study:&nbsp;<br />
					<br />
					Let's assume you took a 30 year, $115,000 First mortgage on an apartment 5 years ago. The interest rate at the time was 7.5% and your principal and interest payment was $765.10 per month.<br />
					<br />
					(If $765.10 sounds low to you, remember your "actual payment" to your loan may only $116, the balance are go to bank's pocket as interest charged)<br />
					<br />
					After paying $765.10 per month or $9181.20 per year for 5 years you have spent a total of $45,906. Plus, you still owe about $108,000 on your $115,000 mortgage and you still have 25 more years to go!&nbsp;<br />
					<br />
					Obviously, not much of your payment goes toward principal the first few years of a 30 year mortgage! So the sooner you can get out from under the better.<br />
					<br />
					Now that interest rates have fallen to around 5% you are considering refinancing. Let's assume legal fee and additional fees and expenses will be about $3,000. This means you will have to "borrow" $111,000. to pay off your $108,000. loan (or come up with the $3,000.) from savings.<br />
					<br />
					If you decide to refinance the additional costs for another 30 years... your loan amount would be $111,000. and you would be almost back to where you started 5 years ago... but your payment would drop to $595.87 for a monthly savings of $169.23<br />
					<br />
					Now although it would be nice to have an additional $169.23 to spend each month, the question is what will you do with the money? Go out to eat more, buy more gadgets? Invest it in your retirement fund? Or just "spend it"?<br />
					<br />
					If you just "spend it"... it isn't really helping you get ahead and you are now in debt to the bank for an additional 5 years. Not a good prospect...!<br />
					<br />
					So what if we set the mortgage term to 25 years so at least we aren't moving backwards. In that case, your payment would be $648.89 saving you $116.21 per month. So for an additional $53.02 per month you knocked 5 years off your mortgage!&nbsp;<br />
					<br />
					Personally, This is a slightly better solution. At least you aren't pushing your retirement out an additional 5 years while you continue paying your mortgage.<br />
					<br />
					Remember, the original question was... Is it worth it to refinance and pay the additional $3000. or just keep paying on the existing mortgage?<br />
					<br />
					Keep in mind, as soon as you sign the papers the equity you have in your house drops by $3000! Assuming you chose the 25 year mortgage (with the $116.21/mo savings) it will take you 25.8 months to break even ($3000/$116.21) because at that point you will have saved the $3000. it cost you to refinance. Any time in the house after that is gravy.<br />

					So if you intend to stay in your house 3 or more years it would pay for you to refinance.<br />
					<br />
					But wait what if you took it one step further? What if you kept your payment the same as you are paying now and reduced the term of your mortgage as far as possible? A $111,000 mortgage at 5% with a payment of about $765 would require a term of 223 months or about 18.5 years.&nbsp;<br />
